The design package include 3,666sf with 4  bedrooms, 5.5 bathrooms, 2 car garage and a 1,590sf roof top deck.  The lower level living has the vaulted entry foyer, 1 bedroom, a bonus/flex space, shared bathroom and access to the 2 car garage with lots of storage space. The second floor features a large open floor plan with kitchen dining, living area and a powderroom. The second level offers floor to ceiling windows offering access to a large deck towards the front of the home capturing the views of Lake Washington the Cascade Mountains and Downtown Bellevue skyline.  Access to the back yard is towards the rear of the home with a partially covered paver patio area. The third floor offers three generous sized bedrooms two with their own bathroom and an additional guest bathroom on the third level. The master bedroom suite features a spa-like master bathroom with multi-head shower system and large soaking tub clad with designer tile. The master bedroom is situated towards the front of the home taking advantage of the view to the east with access to a large private deck. Dual pane high efficiency windows will be installed for the glazing. 4Season Builds, LLC is finalizing the interior finish details. The exterior landscaping consist of permeate surfaces to assist in the retention of the storm drain run-off. Durable low-maintenance drought tolerant plants will planted throughout the site. 

1111 Lake Washington Blvd. is currently being constructed. 4Season Builds, LLC is in the final stages of framing. Plumbers and electricians are in line to perform their trade, before the insulation and drywall tech are scheduled. Target completion date is late July 2013.

2315 S. Lander Street - Highly Efficient Modern Home - ecoBUILDERS, LLC

ecoBUILDERS, LLC acquired a single family zoned lot in late 2012. The site is located on a dead end street and backs up to a green belt to the east. ecoBuilds, LLC worked with HyBrid Architecture to design and permit the site for a 3500sf highly efficient modern home offering 3BR/2.4Bth, 2 car garage and a large roof-top deck. This home has views of downtown Seattle skyline and on a clear day, views of Mt. Rainier to the south. The location has  walk score of 83 indicating most errands can be accomplished on foot.

 

 The exterior appearance of the home is modern and edgy. Benjamin Custom Homes, LLC is close to releasing to the market a recently completed 5 Star BuiltGREEN modern home located in the Columbia City/Seward Park area. Urban Vision, LLC to Build Three Built Green Modern Homes in Norhteast Beacon Hill

Urban Vision, LLC, led by Dean Lewis, is undertaking the development of three BuiltGreen Four Star modern homes sited on the northeast side of Beacon Hill. I worked with Urban Vision, LLC to acquire the 5,002sf parcel, zoned LR2. The site has an existing tri-plex damaged by fire and sat vacant and abandoned. The City of Seattle designated a portion of the property an ECA making the zoning a lengthier process.

Urban Vision, LLC called upon the services of award winning architect Julian Weber to design three homes with approximately 1900sf of modern living, 1 car attached parking and roof-top deck.




Urban Vision, LLC plans to obtain final building permits from City of Seattle's Department of Planning and Development (DPD)by mid-April. Demolition of the existing structure should take place soon after.

Colman Park High Efficiency Modern Green Home Video Tour

I had the great opportunity of participating in the land acquisition, land use and design process, and the marketing and sales of two modern green homes near Colman Park.

I worked with 4 SEASON builds, LLC (4Sb) to acquire an L-2 lot in Seattle's Squire Park neighborhood in early 2011. 4Sb utilized the design expertise of Julian Weber Architect & Design to provide architectural and permitting services. The approved permits allow for 2 single family homes with four bedrooms 3.5 bathrooms with approximatley 2200sf of modern living, a 2 car garage and a huge roof top deck with great 360 degree city view. A portion of the roof deck will provide an area for a roof top garden. 4Sb broke ground on the site about four months ago and are currently in the final steps of framing the home. Hitts Hill Modern Community - Five Unit High Efficiency Eco-Friendly Modern Homes in Columbia City

Benjamin Custom Homes, LLC completed the construction of their 5 unit high efficiency eco-friendly modern homes near Seattle's Hitts Hill Park in Columbia City. The 5, unit project is a Built-Green 4 Star, development sited adjacent to Hitts Hill Park, which provides lush green surroundings and privacy. The homes vary in size, floor plan and finish detail. Each home is a stand alone residence, sited on its own parcel with private paver patio area and fenced yard. The site incorporates grass-crete to assist in the retention of rainfall and reduce the amount of run-off being collected by the public storm management system. The five home are located minutes from Columbia City's historic commercial district with access to restaurants, and other local businesses. Benjamin Custom Home, LLC's Hitts Hill site offers three units with roof top decks and off-street parking and two units providing attached garage, one offers large decks for entertaining.
