4Season Builds, LLC is in the process of constructing a high end Four Star BuiltGREEN modern home in Seattle’s Leschi community.  This project by 4Season Builds, LLC is perched on the eastern slope, offering expansive views to the east featuring Lake Washington and the Bellevue skyline with the Cascade Mountains as a back drop. 1111Lake Washington Blvd is located in short proximity to Frink Park, Leschi Park, Leschi Marina, Leschi’s commercial district, has easy access to bike paths, and is in close proximity to Downtown Seattle. 4Season Builds worked in collaboration with Julian WeberArchitecture & Design to permit the site.
The design package include 3,666sf with 4  bedrooms, 5.5 bathrooms, 2 car garage and a 1,590sf roof top deck.  The lower level living has the vaulted entry foyer, 1 bedroom, a bonus/flex space, shared bathroom and access to the 2 car garage with lots of storage space. The second floor features a large open floor plan with kitchen dining, living area and a powderroom. The second level offers floor to ceiling windows offering access to a large deck towards the front of the home capturing the views of Lake Washington the Cascade Mountains and Downtown Bellevue skyline.  Access to the back yard is towards the rear of the home with a partially covered paver patio area. ecoBUILDERS, LLC acquired a single family zoned lot in late 2012. The site is located on a dead end street and backs up to a green belt to the east. ecoBuilds, LLC worked with HyBrid Architecture to design and permit the site for a 3500sf highly efficient modern home offering 3BR/2.4Bth, 2 car garage and a large roof-top deck. This home has views of downtown Seattle skyline and on a clear day, views of Mt. Rainier to the south. The location has  walk score of 83 indicating most errands can be accomplished on foot.
 


 
The exterior appearance of the home is modern and edgy. The home offers lots of windows drenching the interior with plenty of natural light and opening the view to the green belt at the rear of the property. The property is sited at an elevation about 15 feet above street level raising to structure to offer broad sweeping territorial views. Urban Vision, LLC to Build Three Built Green Modern Homes in Norhteast Beacon Hill

Urban Vision, LLC, led by Dean Lewis, is undertaking the development of three BuiltGreen Four Star modern homes sited on the northeast side of Beacon Hill. I worked with Urban Vision, LLC to acquire the 5,002sf parcel, zoned LR2. The site has an existing tri-plex damaged by fire and sat vacant and abandoned. The City of Seattle designated a portion of the property an ECA making the zoning a lengthier process.

Urban Vision, LLC called upon the services of award winning architect Julian Weber to design three homes with approximately 1900sf of modern living, 1 car attached parking and roof-top deck.




Urban Vision, LLC plans to obtain final building permits from City of Seattle's Department of Planning and Development (DPD)by mid-April. Demolition of the existing structure should take place soon after.

New Construction High Efficiency Modern Homes in Squire Park


I worked with 4 SEASON builds, LLC (4Sb) to acquire an L-2 lot in Seattle's Squire Park neighborhood in early 2011. 4Sb utilized the design expertise of Julian Weber Architect & Design to provide architectural and permitting services. The approved permits allow for 2 single family homes with four bedrooms 3.5 bathrooms with approximatley 2200sf of modern living, a 2 car garage and a huge roof top deck with great 360 degree city view. A portion of the roof deck will provide an area for a roof top garden. 4Sb broke ground on the site about four months ago and are currently in the final steps of framing the home.
